Echo Park office space on sale

Working from home is free but it can often be noisy (When will the band next door stop practicing?) and not very professional  (excuse the socks under the coffee table). For those seeking a more professional environment,  Echo Park’s tallest office building on Sunset Boulevard is having a sale on office space.  A sixth-floor office in  what’s commonly known as the Citibank Building – officially the Rolf K. McPherson Building – is available for lease at $1.85 a square foot on a monthly basis. Here’s part of the sales pitch:

Great space for all office uses including law firms, government agencies, entertainment and production companies … Amenities include: Gelato shop on ground floor; 24-Hour/7-Day Security; Abundant parking available for lease in building and newly constructed garage.

There’s a hitch, however. That “teaser rate” is only good for 12 months; it goes up to an undefined market rate after that. Also, you need to lease at 1,500 square feet to make it happen.

  1. AKA the Crocker Bank building 🙂

  2. aka California Federal

  3. So t 1,500 x $1.85 = $2,775 per month I’m guessing this won’t something any nomadic freelancers are going to jump at.

  4. Does a helicopter still land on the roof of that building in the evenings? If the owners include a daily helicopter ride to and from my house (or the road in front of my house), then sign me up – for 100 square feet or so.

  5. When your landlord is the church.. do they have to pay any taxes on the rental income they charge you?

  6. Hope a Trader Joe’s moves in.

  7. Something that’s become relatively commonplace is freelancers banding together and renting a space as a group. I’ve known of a few in the Arts District / Fashion District.

Would be cool to see something like that here, but as Will said, not incredibly competitive with other options freelancers *can* afford.

  8. I agree with el dandy, like to see a Trader Joe’s or Fresh and Easy

  9. I too hope that a Trader Joe’s moves into the 6th floor of this office building.
