Developer prepares for a mix of old and new on Echo Park project site

Echo Park residents living near Echo Park and Morton avenues who have been watching and listening to the construction of a 36-unit condo complex can expect more construction activity in the months ahead when work begins on a separate 18-unit development on Morton Avenue.  Justin Barth with Fifteen Group, the Miami-based developer working on projects in Silver Lake and Boyle Heights, said work on its Morton Village project is expected to begin late this spring or early summer and take about 18 months to complete.   The homes are not condos. They are separate homes constructed under the city’s small-lot subdivision ordinance.

Four of the 18 homes include the existing bungalows that will be renovated and put up for sale, said Barth, whose firm purchased the property and vacant bungalows last year.   While the four bungalows closest to Morton Avenue will retain their historic character, the fourteen new homes at the back of the property, which will be as large as 2,000-square-feet, will be designed in what Barth describes as a “warm, contemporary” style.  Barth said the homes are expected to be priced between $400,000 and the mid $500,000-range.

When I. was a Kid growing up in Angelino Heights back in the Sixties, there were lots of Open Space areas, where a Kid could Imagine he was lost in the Maine Woods on a Frosty winter afternnoon, or going to Town in the Alcase` on clear breezy Spring Morning, just about any place his Book of the Month Club Imagination might take him. It was just like growing up in some Ray Bradbury Science Fiction Story; The Veldt perchance.
    I find it so strange now, that the same “People’ who celebrate the Communities Left Minded Culture and Heritage; Also Hearld the Emminent Domain Gentrification of the Community. Its like, well this Sleepy Old Ghetto has Kicked the Bucket, lets get the Antiques Road Show Trailers rolling ! Only Insult left is the Newt Gingrichist Development Lobbyist Candidate for City Council, and his Shoe Polish Fathfull to start Busing in The Tea Party “Storm Troopers’ from O.C.
    Have heard Chinese and Korean New Money there is Back Washing The Great White Way into the Old Nieghborhood ? ( The Los Angeles Angels ? LOL ! Gene Autry is turning in his Grave ! )

  3. I’m saddened by the loss of these undeveloped natural areas — especially in Elysian heights where they just chopped down all those trees. The weird open spaces and wild hillsides are part of what makes Echo Park special and mysterious. Of course, there is a huge park right nearby, but … oh dear, I hope some of these slopes remain undeveloped and aren’t gobbled up by all these urban infill projects.

    I’m glad they are keeping the front bungalows, which I hope also means they will not touch the beautiful and delicious peach tree on the property. I do, however, find it hard to imagine that there is enough room for 14 new homes back there.

  5. More small lot subdivisions, where they build trailer-width buildings that are three or four stories high. The horror, the horror.

    It seems this is all anyone is building now — because they can, because the City Council changed the zoning low to allow them. These things do not belong mixed in with normal size homes. They belong in an area specifically for them, just like a trailer park.

    Expect this to be all that gets built anywhere. This is because the more units a builder can build, the more money he can make. This law providing for these very narrow, tall buildings anywhere pretty much assures no normal size houses will be built.
