Eastside Property: Looking for a Silver Lake house under $500,000? Good luck

Even with a budget of $500,000, a buyer searching for a single-family home in Silver Lake these days will find very limited options. In fact, you can count on one hand all of the single-family homes that are currently priced to sell at  $500,000 or less, according to Redfin. Most of the Silver Lake 5 are modest in size – a $339,000 Descanso Drive property comes with only 588-square-feet of space –  or offers a view of the Silver Lake reservoirs. In fact, three of  the five homes are located south of Sunset Boulevard in what the listing for a  $479,000 London Street  calls “Baja” Silver Lake.  Perhaps this two-bedroom home (pictured) is too far south for Silver Lake home buyers. The asking price was recently cut by $50,000.

    there is a HUGE house for sale over at 626 N. Tularosa Dr. Lot size is about 7,000 square feet. Not under$ 500,000 but worth the price.

  2. There is also a big house at Maltman and Larissa that is going to be auctioned off on the 25th. Don’t have details, but there is a big yellow sign in the front yard.

  4. Ugh even “Baja Silver Lake” can be expensive. I live off Hyperion below Sunset and a house across the street sold for over $700k in 15 days.

  5. Hahaha I guess I live in “Baja Silver Lake”. I can’t imagine spending that much on a home so close to the 101 Freeway. Good Luck trying to sleep or listening to some tunes. I am on Maltman and can hear it. Rents are freaking thru the roof too. $2295 for a 2 bedroom apartment on Bellevue! Pshhh calm down! Anything Silver Lake is pricey. I got lucky with my place.

It’s worth pointing out that the house almost directly across from the one on London Street pictured with this post, sold quickly with an asking price last September of $199,000 (see this Eastsider LA post). Certainly it’s much smaller and its backyard ends at the Hollywood Freeway soundwall, but it’s still a surprise to find a $300K price difference between one side of a street and another.

  7. Never knew I lived in “Baja” Silver Lake! Last summer the house across the street (3,000+ sq. ft., guest house, pool) sold for $1.7,000.000
