BOYLE HEIGHTS – With the exception of tiny Art’s Coffee Shop and a few other spots, there is little in the way of restaurants within walking distance of the thousands of workers, students and visitors at County USC-Medical Center and the adjacent USC Health Sciences Campus. Now it looks like Art’s is going to get some competition. The developers of a 200-room Hyatt House hotel and conference center on the campus property are seeking a sit-down restaurant.
The approximately 4,900-square-foot sit-down restaurant and several retail spaces will be available on the ground floor of the four-story hotel planned for the north end of the campus property, according to a LoopNet listing. The new restaurant space and extended-stay hotel, expected to be completed in 2017, would be located near new student housing, child care center, medical facilities and parking garage that are in the works near the intersection of San Pablo and Alcazar streets.
The LoopNet listing plays up the restaurant location in the middle of a growing hub of healthcare and research facilities:
Surrounded by 1 million square feet of medical research offices, 3 medical schools, 4 hospitals, and a daytime campus population of 11,000 people
But opening a restaurant near all those hungry medical workers and students is not going to be cheap. Based on the asking rents, the restaurant owner would be paying more than $12,000 a month.
