Echo Park Avenue apartment makeover in progress

The new owners of a 12-unit Echo Park apartment house have wasted no time in raising the profile – and apparently the rent – of the Mediterranean-style building in the 1400 block of Echo Park Avenue. After purchasing the property for $1.05 million about two months ago , the owners have installed new iron lamps as well as security cameras out front, where the walls have been painted a shade of cream and the former brown pink trim is now a dark brown. Looks like there has also been some restoration underway on the inside, where a renovated, one-bedroom apartment with hardwood floors was recently listed on Craiglist for $1,400 a month. The listing has been deleted. Does that mean the rent was too high or is that apartment already rented?

Update:  There is yet another EchoPark Avenue apartment complex sale to report. This one, in the 1800 block of Echo Park Avenue, is a five-unit complex that sold for $740,000.

  1. prolly rented. apartments in echo park have been so outrageously overpriced. but seemingly, due to the demand, everyone’s willing to pay.

    As for the rent, more power to ’em.

  3. I agree with you Kevin, I’ve seen the after unit and it’s really beautiful. I think the basic idea for this makeover was to create a straightforward, elegant, and clean design, taking advantage of the luminous and excellent views and creating an atmosphere of comfort, functionality and simplicity.

  5. I’ve seen the outside and photos of the inside, and the new owners of this building are doing a great job renovating the property. You can tell they actually appreciate the area, building and tenants by how much work they’ve already done in the short time they’ve owned it. Echo Park has a lot of potential and I’m glad local owners are purchasing commercial real estate in the neighborhoods they live in and believe in.

  6. Restoration vs. Remodel

    The unit was, in fact, rented. Very quickly and to people who appreciate the restoration of the original features of the building. The original elements were all restored and any design details that had been removed from the building and cheaply finished in the past were taken out and replaced with a reproduction of what was there originally. For instance, the kitchen. The kitchen tile was fabricated to match one of the two remaining original kitchens in the building. 
    This is a much more expensive way to restore a building to its original splendor, rather than slapping a Home Depot particle board/ plastic kitchen and bathroom in and calling it a day. Sadly it costs more money, so that is reflected in the rent. 
    Every beautiful old building that gets restored and saved in the neighborhood preserves the unique architectural details of the area. I do not see how this is a bad thing. But it does mean that units that have money going into them must have money coming back to fund the restoration process.
