Coming Soon to Echo Park: More condos and less parking*

“Coming Soon!” banners and concrete barriers have gone up at the site of a 36-unit condominium project now under construction at Echo Park and Delta avenues. The  banners were unfurled today to promote the 36 on Echo project show some old renderings of the condos but don’t provide any new info about pricing (there is also no info available by calling the number provided).  Meanwhile, in addition to sales banners, the contractor has installed a nearly block-long stretch of concrete barriers on Echo Park Avenue. Parking was already prohibited on that block from 6:30 a.m. to 4 p.m. on weekdays during construction hours but the barrier apparently makes this a 24-hour no parking zone. The sidewalk and Dash bus stop at the corner have also been closed.

* Update: Jonathan Smith with D.R. Horton said the concrete barriers – called k-rails or Jersey barriers – will stay up for about three weeks to install a new curb, gutter and other improvements.  Potential buyers will have to wait until mid-May before the firm sets pricing and a grand opening date, he said.

  1. Hooray, it looks like crap! Welcome to the neighborhood lovers of bad architecture. And thanks to the developers for blocking out more open sky and space in the neighborhood with an eyesore that you’ll never have to look at again once you’re finished – can’t wait to see what y’all come up with next!

  2. I’d like to see a developer attempt to make each unit/freestanding building distinctly different as opposed to a homogeneous block. It’s sad that architects don’t recognize the uniqueness of the neighborhood’s current architectural flavor…and that City planners approve such mass-manufactured, assembly line-type crap. If other city planners (ie., Santa Ana) require artistic features in commercial property design, why can’t ours require a reflection of the neighborhood in terms of architecture (when it’s on a multi-unit scale as opposed to single house)?

      PL has been laid speechless by the lack of creativity displayed by the multiple owners of this development site. Bypassed were opportunities for Mixed Use or Affordable Live Work Units that would have potentially attracted the eclectic folk who tend to like living in Echo Park .

      Instead I predict, sadly, this will become another failed for sale development, turned “for rent” and advertised in the University area as a “dorm Alternative”.

      But who knows, the developer could be struck by lightening or typhoid fever and change their minds and deliver something extraordinary?? Me neither, don’t beieve it for a second.

  3. This makes me happy ! yes , you heard it correctly .
    This is what everyone wanted , to fully gentrify Echo Park , drive up rents and get rid of any “flavor” that Echo Park still has.
    For all those worried about your property values , congratulations !
    From razing old houses to build modern structures (ie: monstrosity on Lakeshore )and crappy “modern garages”(ie: monstrosity on Effie) this is truly what everyone has been asking for .
    Be careful what you wish for.
    This is awesome ! Seriously .
    The Echo Park of past , well its been long gone. The tide has really turned .

    • There is nothing “modern” about this behemoth mostrocity.

      The gentrification that you seem to hate moves to echo park because they like it’s architectural diversity. This is just poor city planning that allows this homogeneous oc track home looking crap to get built.

      • I did not refer to this structure as modern but to others in the neighborhood that have popped up in the past few years . But thats ok right ? because they are “modern” . If the architectural diversity of Echo Park were really appreciated and people move here for that , they would not destroy old homes when they move here , but restore them and they would not build modern structures and mc mansions . so , ya nice try .

  4. This is far superior to the rotting wood carcass left by the previous developer. Let’s all hope that the future tenants support all our local EP business.

  5. Any odds on how long it will be before this happens to the currently “more pure” Highland Park? Or has it begun already?

    • As someone who lived in Echo Park for many years and then moved to Highland Park, I can definitely tell you, HP is FAR from “pure.” In fact, it’s filled with stucco-covered bungalows, ugly apartment buildings from the 1970’s, and many, many auto repair shops. It’s also filled with lovely restored (and never remodeled) homes, historic buildings, and many galleries, restaurants and bars. In other words – it’s a mixed bag, just like Echo Park!

  8. I am not looking forward to the 72+ cars that will be coming to this corner looking for parking on street cleaning nights. Permit parking is needed!

    • Uh , permit parking is NOT needed. this is not the west side . if you want permit parking , move there ………please !

          Dont complain about wanting permit parking , than loving the rent control.
          That s what wrong with you “newbies ” to the neighborhood, you always want to change it .

          • Give us a break from the “love it or leave it” crap, please. No one cares how long you’ve lived here. Are you a good neighbor? That’s all that matters.

            And besides, Echo Park was really hip in the teens and twenties. So you’re just a hopeless latecomer by your logic.

  9. This can only be a good thing for the neighborhood, more property taxes, improves safety and will provide additional income for local businesses.

    Unfortunately I sense the prices will be mucho $$$$$$$$$$$$$$$$

  10. Lots of people are commenting on how bad the proposed architecture and style will be.
    Few conclude the risk associated with investing what would be needed to create an historical replication yet complain of the proposed. Restoration should always be at the forefront, but when you have nothing to restore… I guess it is a case of walk a man’s shoes for a mile…

    I beg a solution for this space from all that have a complaint. Please consider the circumstance.

    • Firstly, investments are always a risk, and any investor knows and accepts that. Second, the developers never sought out a public opinion on architecture. If they did, there would be plenty of happy folks here willing to throw in their two cents for free, out of respect for the neighborhood.

      If you want to admit you’re the architect of this mass-produced piece of stuccotecture, feel free to validate that you will actually consider our opinion to the extent that you will resubmit to plan check…and we’ll go from there.

      • ” Happy folks willing to throw their two cents” is the last thing wanted on this type of project. Sorry but this is a private transaction not public tax payer project.

        The point that you miss is modern construction does not allow for the labor intensive architectural details present in older buildings especially in this price point.

  11. I hate to say it, but given the building across the street and the building next to it, a simple brick building with some tasteful Mission accents would’ve been welcome. Storefront retail would’ve been amazing.

    • storefront retail was overlooked by the owner , u r right , that would have been a smart biz move.

      • If I remember correctly it wasn’t overlooked, it’s just that the previous developer had approved permits for housing and not retail. It was too much time and money on a project they wanted to get done right away.

        Can’t waste a day on changing the face of a neighborhood!

  13. Besides the long-term consequences of the project, would any residents like to chime in about what it’s like to suffer the immediate impacts of the construction? This is an appeal to make suggestions about how the developer could make things a little less worse for us all while the project is going up.

    Here’s my Top 3 –

    1) Provide the community with information about what’s going to happen when (ie. how about a heads up that an entire block is going to be closed off to parking instead of just a roadwork sign?)

    2) Shift loud work to later in the day. I can attest… bulldozers start at 7:10 am in the morning, and despite plenty of day light, work wraps up around 3-3:30 pm. How about giving us a little more peace and quiet in the AM, especially on Saturdays?

    3) Maintain the boulevards that border the property. Delta St. continues to be covered with weeds and dog poo despite the fact that DB Horton can handle building an entire development.

    DB Horton may be following the letter of the law, but they aren’t being a “good neighbor” to the surrounding residents directly impacted by this development. Any other suggestions you’d like to pass along to the site manager (not that he seems interested in hearing them!)

    • Being in construction-related work, I can attest that #2 will never happen unless you petition the city to change their noise/construction times. In Los Angeles, construction can start at 7:00am; Santa Monica pushes back their noise/construction start time a couple hours later in the morning (9-10:00am).

      #3 – The dog poo issue is a lack of respect pedestrians/residents have for that street – not a construction issue.

      • Since you’re in this field, perhaps you have some specific suggestions for how to improve the situation for surrounding residents?

        Regarding boulevard maintenance – my point is that keeping up the boulevards surrounding the development would be a responsible “good neighborly” gesture that would be appreciated by residents who are being woken up at 7 am by bulldozers. I take care of the boulevard in front of my house, and I would expect a large corporation could do the same, especially during this construction period.

        • Other than attend any public planning meetings that the developers may hold (which I think they are beyond that point now), the only thing I can recommend is to either have all your neighbors contact individually and repeatedly your local council rep with noise complaints.

          As far as “boulevard” maintenance goes, sidewalk and street maintenance are the City’s problem (except in the case of the sidewalk construction fronting Echo Park, where utility connections will most likely be buried). The developer is not your neighbor nor is he emotionally invested in your community. They buy, they demo, they build, they sell, and the project is already forgotten as they’re cashing the final check. Why go the extra mile if it’s not a requirement? That’s less money going into their pockets, which is the overall objective.

    • Umm, did I mention when I moved here, Pip (sorry, “Lomi”)? Did I mention being upset because of when I moved here? You make a lot of assumptions.

      “Love it or leave it” was what knuckleheads in the sixties said to Vietnam War protesters. Do you really want to align yourself with that mentality?

      And I do love Echo Park so I have no intention of leaving.

  16. Wait, there’s not gonna be ANY retail at all with this project? That whole triangular intersection needs a lot more businesses in there …. that would add so much vibrancy to the neighborhood!!!

  17. Anyone know the laws on what hours of construction are allowed ?

    Living across the street while these are being built along with a new sidewalk is hard on those who want to sleep !
