Eastside Property: How far south will you go for an Echo Park address?

When it comes to shopping for homes in Echo Park, as well as Silver Lake, most buyers in the past have tended to focus on properties north of Sunset Boulevard. But, as prices have shot up, more Echo Park buyers are willing to consider properties not only south of Sunset, but south of the 101 Freeway.  In fact, this duplex at 326 Welcome Street  is located even further south, two blocks below Temple Street in an area that overlaps with Historic Filipinotown and the listing describes as “trendy Boheme” Echo Park.  The modern, loft-style duplex is a short walk from Tribal Cafe and 1642 Bar on Temple Street as well as the popular Echo Park Deep Pool. But most of Echo Park’s cafes, boutiques and popular bars are about a mile  to the north on Sunset Boulevard.  Still, the owners are counting on the duplex’s Echo Park connection to attract buyers south of Temple. Says the listing:

Rent out one side and live in the other this property oozes designer cool for even the most discerning Silver Lake and Echo Park hipster.

How much for this “uber chic” duplex, with 15-foot high ceilings, deck and a single bedroom in each unit ? Asking price is $649,000.


  1. This big ol’ box built in 2003 isn’t my cup of tea, but it will likely sell even though it’s a short sale and significantly overpriced based on recent sales.

    • hah i love it! i already thought they gave historic filipino town a hip name. i’ve lived in and around it all my life…and just found out last year from my hipster friends it’s now called “HiFi.”

    I lived on Douglas st for 8 years up until a few months ago and consider it some of the best years of my life!
    The diamond gang was in our mist, so we nicknamed it “diamond heights”



  5. I know the lot, and live a block away. The price seems pretty high to have to live next door to a two-story apartment complex that looks down into your windows.

  6. The price has been dropped to $495k. That’s a pretty steep drop! And seems like a good deal now.

  7. $500K for HiFI still steep especially if you’re living next to an apartment complex.

  9. Actually, this is property is located on not too bad of a street & in a charming section nearby Union ave…what some of us call “church” street. There are cute pockets in this section with peekaboo views of the city. Unknown to most, there are great Victorians and Craftsmans in this section that have been maintained and kept up. Really not that bad of an area and not any worse than some properties that go for way more North of 101 next to worse apartment complexes. I have a friend who bought in this section of EP/HiFi….she shares the home & rents out to other industry folks & is cash positive on her investment. And quite frankly, proximity to downtown, Ktown, SL, freeway access etc…. is great. This may really work for someone….

    • Agreed, well said. I changed my way home from work recently specifically so I could drive past the pretty Victorians and Craftsmans in this section of HiFi everyday. Some must have tremendous views of the city!
