Eastside Property: How much do you want to pay to live at the top of Lincoln Heights?

The broken windows have been replaced, a driveway has been built over what had been a gaping hole and the interior finished off and staged with  a truck load of Pottery Barn-line furnishings.  The  house at 3320 Two Tree Avenue, one of a trio of empty and frequently vandalized Lincoln Heights homes The Eastsider wrote about last November, has received a dramatic makeover since it was purchased in January for $270,000. Now, the three-story home with “jetliner” views of downtown Los Angeles is being flipped by its owners who are asking–drum roll, please–$629,000, according to Redin. It does look like a lot of work went into repairing the 2,369-square-foot home with two master suites and walnut floors. But at $629,000, this home that is literally at the top of Lincoln Heights is also now  at the top of the neighborhood price range.

  2. Amazing views is all. I’ve driven by these homes many times and although living in a new home with gorgeous views is tantalizing, as soon as you head down the hill you realize you’re in Lincoln Heights. It’s not like you can walk to your local Starbucks or TraderJoes. You’re in the hood! For $629,000, I want’ to feel safe in my community and not fear getting mugged or shot. I was born and raised in the Heights, so yeah I said it, Y QUE!!! With gentrification in full swing, perhaps in 5 to 10 years this will be a good buy.

  3. Every time I left home I’d be worried someone was going to break in. It’s going to be years before that neighborhood is cleaned up.

  4. Before those houses were built and that area was just a hillside that spot was one of my favorite spots to take in the view. On clear days you can see as far as the cranes of the harbor and Catalina Island.
    Unfortunately I’ve been watching those houses being built for a while, and it seem that at one point the builder stopped working on them (or lost the property mid build) so the frame and structure was definitely exposed to the rain and elements for a while (i want to say at least a couple of years). I surely hope they repaired all that before listing it on the market.

  5. No yard and they are asking $629,000?! That price can get you a nice home in South Pasadena or Alhambra. And you won’t enjoy the view since you’ll be constantly watching the drinkers, stoners and car sex aficianados that this area is known for.


    I have been documenting those, now 3, houses for 5+ years. Constantly tagged. Construction always stalled. Even the other day there was a For Sale sign out on the house to the left of this one and the windows had tags already on them!

  7. Isn’t there a recession or a housing crisis or something? Why are homes in LA (even the bad parts) so damn expensive?

    People are so Negative about Lincoln Heights, you need to get over it. It’s a great place to live. I’ve gone to neighborhoods that are really “Ghetto”, believe me Lincoln Heights isn’t. Trying moving to Watts, South Central, the Valley, Panorama, Covina, I could go on and on. You don’t have to like Lincoln Heights but you don’t have to put it down either.

  11. Agree with the LH residents. It is a great “hidden” place.

    I always am torn between telling everyone how great it is and not telling everyone how great it is.

    But those houses just SUCK though.

  12. I have been in two of these houses… the finishes are all botttom-of-the-line Home Depot stuff–think the door with the half-circle windows on top. Really, they couldn’t look cheaper inside. Plus, the rooms are very small, and the patios are very narrow, so you can’t even justify the small rooms by pointing to great outdoor spaces. The layouts are weird.

    These places are definitely not worth the asking prices. Even if they were sitting in Silverlake they wouldn’t be worth it.
