Eastside Property: Atwater cottage returns to market with bolder colors and price tag

Same home last May/The Eastsider

This 648-square foot Atwater Village cottage got a lot of attention in May when it hit the market at $395,000, with dozens of agents, home buyers and looky-loos packing into the place on the day after it was listed.   The charming but worn-out little house on the 3400 block of Ferncroft Road sold in less than a month for $410,000, according  to Redfin. Now, the same home – after being totally redone, inside and out – is back on the market for $565,000.

The once white-and gray-clapboard exterior is now  painted  in bolder and darker  shades.  The front door now features a large panel of glass with a bright red trim – a favorite among flipper investors.  The listing plays up the property as a “perfect starter home, condo alternative:

A great location, restaurants, shops are in walking distance yet sitting on quiet neighborhood, No need to worry about monthly HOA, some annoying neighbors from upstairs, Have some peace of mind, Beautifully staged, come and see before it is gone.

Since the real estate market has shown signs of cooling off since the frenzy of the spring and early summer, it will be interesting to see if this home sells as quickly as it did a few months ago.

  1. Nope. No bubble here.

  2. I’m sorry, but $872/sq ft? That’s crazy!!

  3. Oh my! Isn’t Atwater Village still a bit of a shady neighborhood?

    • What’s the last time you went to Atwater? “Shady” is hardly the word I’d use. “Suburban” and “upscale” are more like it.

Also, this pricetag is ridiculous. My 2 bedroom apartment is bigger than this house.

    • It’s not shady by any means, but do a quick street view on google maps. It’s not only tiny, but it’s wedged between two other homes. Not too mention the condition of the neighborhood/freeway noise. I love Atwater and all, but that’s insane.

    • Sure it is; look at that big tree in the front yard.

  4. I give up. Renter for life.

    • There are still relatively-affordable homes in Sunland/Tujunga, Altadena, and points further east along the 210, areas that will soon be accessible via the Gold Line Extension. Don’t give up hope.

      • People need to give up on the sunland/tujunga/altadena crap, people who want to live in the urban LA want to live in urban LA and not the foothills. no matter how affordable they are, the foothills are not the same or even like any of the our eastside neighborhoods. Apples and Oranges. Besides if we wanted to live in the foothills there are many MANY more desirable areas.

    • If you search Silver Lake+gangs or Echo Park+gangs, you’ll end up with similar results. Atwater’s no more dangerous than either neighborhood. And it’s safer than surrounding areas.
