Don’t expect any bargains shopping for an Echo Park Avenue storefront

Storefront ReportECHO PARK —  The red-brick Del Mor apartment building – aka Grafton Lofts – serves as the retail hub of Echo Park Avenue, with its ground floor tenants selling everything from coffee and organic veggies to hair cuts and evening gowns.  Now, one of those spaces, left vacant by shoe designer Beatrice Valencia, has come up for rent. But prepare to pay a big price for this small piece of Echo Park Avenue store frontage.

The 375-square-foot space is seeking a tenant willing to play $6.50 a square-foot or more than $2,400 a month, according to LoopNet listing. What do you get for $6.50 a square foot? Says the listing:

This is a rare opportunity to take over a prime retail space in the heart of Echo Park on trendy Echo Park Avenue in a charming and very cool 1920′ s era historic brick building! The property boasts an excellent tenant mix and benefits greatly by being directly adjacent to Chango, the legendary café and coffee shop. Landlord willing to contribute TI dollars. Excellent vehicle traffic combined with the benefits of being in a mixed use property (retail below apartments), coupled with a diverse and successful tenant mix are some of the reasons that this is such a unique and fantastic opportunity for a retailer.

The vacant space is a few doors down from the former El Batey market, which has been vacant for several months as the landlord tries to seek a tenant at $3.95 a square foot.

  2. I’m worked about those stretch of stores, and Echo Park Retail in general.

    Since M West bought the Del Mar, they pushed out a locally beloved longtime tenant only to have her space sit vacant for almost a year. They brought in an upscale dress shop who came in because M West misled them about the neighborhood and clientele. That dress shop is always empty, and on many days is not even open. Now another ‘trendy’ boutique has closed and they are trying to gouge out whoever moves in next.

    There is a, lot of opportunity for businesses in this spot, but i think prospective businesses need to acknowledge what EP is, what it needs, and what it does not. There is little to no parking around here, so most customers will be locals walking over. So businesses should focus on offering something that can serve/interest the locals. Thats why Chango and Cookbook work. Pricy? sure, but people will buy a cup of coffee, or a few things for dinner. When we start talking about $500 dresses or shoes, then there’s just not enough interest. If people want beverly hills fashions, they will go to beverly hills. How about a sandwich shop? Wine store? juice? Nothing revolutionary, just something nice and convenient locals will patronize.

    • We could use a restaurant! Or yes, a sandwich shop. Food food food!

    • Amen. i am so tired of these little shops that are mostly ego centric attempts by clueless white people to make people pay a lot of money for the useless garbage they make (looking at you Otherwild). Stores in EP seem more like a hobby for people with too much money on their hands, rather than a legitimate desire and need to start a business.

      • Looking at the Otherwild website, it looks like you are calling out a specific person – a woman named Rachel Berks – for being a “clueless white person.”

        If you have such a problem with Rachel Berks why don’t you identify yourself and go have a talk with her about why she shouldn’t be allowed to have a business in Echo Park because she’s “white” and makes “useless garbage.”

        It’s pretty easy (and cowardly) to make racist insults against individuals while being anonymous. I doubt you’d do it in person.

        • my name is dingus and I am a long term white resident of echo park. I have a right to cal out white bullshit all I want. And I’ll also slam uneducated Mexican baby machines and fake gangsters too. I’m sure the people at other wild are wonderful people with good Intentions. My only point is that the store itself offers nothing useful or affordable unless you need a 50 dollar hand made mug with a 10 inch handle. Look, I went to art school, I’m an artist myself, I get what they are going for with that store and I wish them the best but to me its kind of a waste to have a store as a hobby. But honestly, I admit that’s an unecesary jab at them. And I sorta apologize (but I’m right)

        • Agreed that there is no need to bring race or ethnicity into it to establish that the store is idiotic. There has to be a trust fund or some other money spigot offstage for something that dipsh** to be open on that corner. The kind of place that the next recession will make quick work of.

    • how about . . . a dry cleaner? a hardware store? a high-quality “corner market” store like those every block in manhattan? a delicious and cheap “curry in a hurry” type Indian takeout place as opposed to that idiotic valet parking eat-in on sunset? businesses the local foot traffic actually needs as opposed to this ridiculous foo-foo Montana Avenue crap no one is going to frequent that block for?

  4. In defense of otherwild, it is a lovingly, creatively and intellectually curated shop — lots of different price points are represented and I love it as a neighborhood gift shop. The owner is generous and inclusive. I’ve lived up the street for 20 years and in the Silverlake/echo park neighborhood for almost 50. I saw “edgy,” diverse and creative Silverlake come and go and return with a hollowed-out vengeance and a high price tag. Local appeal sounds right to me.

  5. When Fototeca was there, the rent was only $700.

    The shops that helped make Echo Park a desirable place are being run out of town for their efforts. Little of what made Echo Park desirable is left. Now we simply have all focus on money, money, money. Nothing in Echo Park is laid back anymore, it is all hard core money, money, money, and the people who worship that and who have no idea what to do other than something high priced and commercial. The values that made Echo Park desirable are now gone. And that now leaves it undesirable. I’m glad I no longer live there. The money focus the pervades everything there now is disgusting.

  6. That is a surprisingly high rent to pay for such a small space! You have a couple hundred (a thousand?) households that have to pass you on their way down to Sunset but all the same I can’t imagine it being worth that ransom in rent to be located there. What can you sell other than over priced goods to keep the doors open besides drugs and sex (both of which probably couldn’t work properly in that small of a space).

  7. Wow, so much complaining about every thing. Price too high? Don’t rent it! Don’t like a store? Cross the street and stay away from it! The market will determine the price. If the rent is out of whack, the store will stand empty. That’s obviously what is happening. They will eventually have to come down in price. Especially with two stores now standing empty and more to follow. All this griping from people who don’t even live in the hood any more. You all have too much time on your hands. You’d be better off reading a book or moving somewhere else. I assure you that all these landlords have only always been about the money. Used to be they couldn’t get so much. Now they can. Prices go up. Don’t be so surprised and bitter. Vote with your wallet.

    • Well I’m certainly not going to rent it. But as a local, I hate to see these storefronts empty for so long. One of the great things about this area is the number of great little local places scattered throughout the neighborhood. The fact that places like Valerie or the Fix or the Short Stop exist right in the middle of the neighborhood is a refreshing change of pace from the typical division between residential and retail in Los Angeles. Keeping these vacant in the search for a tenant who is willing (read: out of their mind) to pay these prices is a wasted opportunity, and the neighborhood is that much less enjoyable for it.

  9. EP and the rest of NELA has the potential to become a destination for quality goods for modest if not low(er) prices. That’s the sweet spot for this area. The trendy boutiques are a severe miscalculation of the type of businesses the market can sustain.
