7-story apartment building planned for Echo Park

ECHO PARK —  A developer is planning to build a seven-story apartment building that would loom over neighboring homes and a new park and community garden on Patton Street.

The project at 330-322 N. Patton Street would be among the tallest apartment buildings in Echo Park, rising 81-feet, according to a summary of the Planning Department website.  There’s already a tall, apartment complex on the north end of the block at Temple Street. But the new apartment building would rise in the midst of one and two-story buildings on the narrow street.

The new building, which is being developed by G Haus Properties LLC and designed by DE Architects, would be constructed on two lots, one of which contains a 1905  bungalow.  In addition to 34 apartments, the building, located near Patton Street Park, would also include 48 parking spaces. An estimated 7,350 cubic yards of dirt would have to be hauled from the site, which slopes upward from Patton.

The proposed building would be much larger than surrounding structures.  But the zoning in the south end of Echo Park allows for large and tall structures to be built. In some cases, there are no height limits.

  1. In theory that’s great, more progress more housing. In reality it’s a bummer when you own a nice little single family home that suddenly has 8 stories of neighbors peering down into your backyard, In cases like that I think the developer needs to be mandated to plant a wall of bamboo in between the property line, something to give the homeowner a shred of their privacy back.

    • realistically, the neighbors will also sell (for a huge payout), and tall buildings will go up on their properties as well.

      yes it sucks for the neighbors but given the profits they stand to make I have very little sympathy.

      • Dumb answer, what if they recently bought? Or what iif they plain don’t want to move for dozens of other personal or practical reasons.

        • I’m a resident and landlord in EP so its better for me if nothing gets built.

          I acknowledged its far from ideal for the neighbors, but economically at least they’ll be fine.

          And LA is in desperate need of rental units.

          There are tragedies in the world, this isn’t one.

          • so short sighted on your part; only thinking about your pocket book; long term, very bad for community; here’s why; multi family units typically cause the issue of gangs, unkept lawns and so on.; eight units are the worse because the landlord is not on site and management could careless about the community.

            Why do you think Anaheim went to shit so quickly? The wrong people moved in and the good people left.

    • break up the lot to many lots; promote ownership if you want a sustainable community; developers don’t care about the livable communities.

  2. This is terrible. I moved to this area because I love the charming bungalows, now I’m watching them be destroyed, one by one. In a few years we’ll have no old homes left. Some of us care about our neighborhood more than we care about money. I don’t care that my house is worth a lot of money – I want to live in a great neighborhood with quaint old homes and the type of people that like quaint old homes. I don’t want to live with a bunch of clueless, money and status hungry people in overpriced condos.

    • Ummm then why did you buy in an area zoned for high density? And why should a city with a housing crisis preserve low density inner city bungalows in amber forever?

    • Sounds like it’s time to move. The future of Los Angeles is not based on why YOU moved there, and maybe your idea of “caring” for the neighborhood is not the same as everyone else’s.

    • The charming bungalows that retain their character and have architectural significance are protected. Read your Specific Plan for more info on the historic properties..

    • you are right; you want to promote ownership in any neighborhood; if you want future gangs, promote many multi family units.

      If Anaheim had a reset button, it would have fewer multi family units. More units will destroy the community; pretty simple.

  3. Kinda odd that a side street like this is zoned for 7-story mid-rises… would make a lot more sense up on Sunset where there’s 24/7 bus service and more commercial activity. But I guess this is LA… planners try to reform the zoning for more conventional urban development, and they end up in court for years and years.

  4. That’s weird. In several EPIA meetings and NC meetings, we’ve been told that the Big Plan is to build up the transport corridors, like Sunset Blvd. with the Sunset Gateway project and the Elysian, so we can preserve the single-family vibe of the side-street areas. Guess not.

    • As I understand it, the city is still in the process of updating the zoning code in that general direction (I know the Hollywood Community Plan was largely focused on that goal… but it’s being held up in the courts by some ambulance chaser.)

    • To clarify – my remark was directed toward the city planners, not the EPIA or the NC.

      To clarify further – it was just pointed out to me that this street isn’t in the Silver Lake/Echo Park/Elysian Valley Community Plan area, but in a planning area called Central City West.

If the developers would know the history of this part of Los Angeles, they would understand why there has been single family homes for nearly a century; and they would understand WHY there has not been any tall structures build even with the lack of zoning laws. However, the hipster gentrification of Echo Park will continue to detriment the local community that HAS been in Echo Park and the surrounding communities for over a century. Don’t believe me? Pick up a local history book from the local library, or talk to LOCALS who have been here for decades upon decades.

  7. Wow! that is great, EP really needs fresh development and modern buildings….finally it has grown up to join all the cool developments downtown. I think the developers are trail blazers for investing and having vision of the potential Echo Park has. So great! thanks to them and best of luck.

I personally grew up in this street at the boys and girls club and I hate the idea this is a quite street and now they will ruin it with a huge building that does not even fit in or would look right.we don’t need anyone to come mess it up just because they build a dumb little park on the street which I may add it is tiny no shade and definitely not much play area for the children
