HIGHLAND PARK — A developer is planning to build as many as 20 homes on Avenue 56 near York Boulevard under the city’s small-lot development ordinance.

A company called 1118 AVENUE 56, LLC has filed an application with the Planning Department that seeks permission to build the new homes at 1118 Avenue 56, which is currently occupied by some bungalows that date back to 1908, according to online city records.

The small-lot ordinance permits the construction of single-family homes on lots as small as 600 square feet. Supporters say the developments have provided much needed housing but opponents have criticized the projects for being too large and out of character with existing neighborhoods.

  1. This is awesome. I’ve been waiting for the small lot development wave to come to Highland Park. Looking at the cool new construction in Silver Lake and Echo Park using small lots, I can’t wait to see some of that help redefine this area.

      • Last time I checked, I’m a real person with real opinions. Sorry to alarm you with a different point of view than you might have. Small Lot is just one way to help build our way out of a very serious housing shortage. It’s not the only answer but it’s an important part of the solution.

    • These are currently people’s homes. I appreciate your enthusiasm for economical and limited-space friendly housing but I have a hard time finding anything cool about tearing these 100 year old family homes down. There is space in Highland Park that wouldn’t require displacement. For example, the apartments above the old swap mall that are now offices instead of home. These could be homes again.

      • I assume the homeowner is the one selling, so what are you gonna do? And unless he also owns the old swap mall property, that’d be someone else’s decision to make, no?

  2. Good and bad. Those old 100 year old homes are tinder boxes waiting to go up in flames. Code violations everywhere, non-bolted foundations means they’ll all be toast when the next quake hits anyway. However the small lot developments can be a bit soulless. Wish they would try to vary up the architecture a little bit.

    • Well, they made it through the ’71 earthquake, didn’t they?

    • Interesting how people say these 100 year old houses will fall when the next quake hits. I guess they weren’t any big quakes since they were first built? Northridge, Whittier, not the names of cities/communities, but the big quakes in the 80’s and 90’s.

      • None of those quakes where very large (all where under a 7.0), and none of those occurred on the very active faults that run directly under DTLA and East LA. Those faults are long over due for a REAL quake past the 7.0 that will inflict devastating damage. Those quakes you mentioned weakened almost every home in the area however, to a trained eye you can walk down any street in Echo Park / Highland park / East LA and see homes with weak / or failing foundations. They are primed to fall apart, now we’re just holding our breath while we dread the final fall.

  4. What worries me is how new construction in Eagle Rock has little regard for aesthetics of the neighborhood just square boxes and generic fronts. Who is to know how much care these people will give the the look of Highland Park and just try to build as cheaply as possible

  6. There are smarter ways to house more people than to destroy neighborhood character. Build closer to transit. Build to match the neighborhood style. Also, older houses built from old growth lumber are far more sturdy and slow to burn than modern materials.

        • Yea as a homeowner, I want my property values to go up. I don’t want these housing limits to go up so there is more demand for single housing.

          I voted for the requirement of developers over 10 units to have to add ” affordable housing” not because I care, but because it raises homeowner housing prices. These libtards think they’re doing a good but they’re just driving our greed. Haha suckers.

          • Enjoy the ride while it lasts. Dow’s approaching 20k fantasyland, housing prices are back in 2008 bubble territory, and Trump just put the Goldman Sachs All Stars in charge of the economy. What could possibly go wrong?

    • Melissa, You have some great ideas for HLP and the surrounding areas. Where are your current development projects located? I would love to check them out as a framework for future development since many of the current developers dont seem to understand how to integrate the old with the new.

      This couldn’t be more false. Older houses are structurally far far insuperior. The age of the wood is irrelevent. Its how the wood members are connected to each other and to the foundation that is relevant. All of these old homes are typically clad in wood, a combustible finish, and don’t have any draft stopping or ember barriers. This means they’re highly susceptible to fires in a high fire zone like this one.

    This statement is wrong on so many levels, starting from the foundation up , the compressive and flexural strength of modern concrete mixes alone make these old house foundations obsolete. Not to mention the house bolting and sheer walls required for every new construction located in this liquefaction zone.
    The “old growth” timbers might have a fine grain and odd proportions but they will light on fire faster than petroleum soaked charcoal briquettes.
    While some of the sturdy built craftsmen houses in HLP have wonderful skill involved in their carpentry most if not all have failing foundations, slanted or bulging floors and and windows that get stuck from settling.
    You can’t stand in the way of progress folks and people are free to do what they want with their property. I am all for affordable housing and I applaud the community for nixing Cedillos pet project because of density issues and the design. These smaller ones can be a good option,but that becomes a tricky issue with affordability.
    Rather than posting fake eviction notices and claiming atrocities against LA RAZA people OF ALL RACES that live in the community should educate themselves on when these plans are up for approval and get involved with that process just as they did with the ugly monstrosity Cedillo tried to slap next to the Gold Line.
