  1. And still, ER is WAY undervalued compared to places like SL, Los Feliz and other areas of LA. I predict it (as well as HLP) will catch up in price to those places as the overall market slows down. It’s all about proximity to DTLA, Pasadena, booming Glendale where a lot of people work and the tech sector is rapidly expanding. I know I sound like real estate shill but I’m not. I don’t even live in ER, but spend a lot of time there.

  2. I agree Eagle Rock is still so strangely overlooked. I have friends who live there whom I visit often and they and I absolutely love the neighborhood. I really believe it that it is going to shoot up in popularity and price. College View and the blocks running off of it are awesome and the best deal in LA in my opinion, although there is a new listing (2358 Norwalk) that is overpriced in my opinion. It has two houses on one lot so maybe it makes sense……its so hard to know what is a good deal or not these days.
