More new development coming to Eagle Rock Boulevard [updated]

GLASSELL PARK — Tractors have cleared the site and a pile of steel beams have been unloaded in preparation for the construction of  Perch Apartments, the most recent of a string of new residential developments that have been built or are in the works for Eagle Rock Boulevard.

The 59-unit apartment building, which is being constructed at the corner of  Eagle Rock Boulevard and Avenue 43, will be four stories high and include commercial space, possibly retail or a restaurant, according to the Building & Safety Department. The mixed use project will set aside 10% of the apartments for very low-income tenants, developer Local Construct states on Instagram.

Renderings of the project show a contemporary-style complex of cube-like structures that are built right up to the sidewalk. It’s expected to be completed next year. The same developer built the Blackbirds  residential project in Echo Park.

Perch Apartments, located on the same block where Target is moving into the former Fresh-and-Easy store, is part of a surge of new home and apartment construction on Eagle Rock Boulevard. Across the street, for example, Teague Terrace, a 55-unit affordable apartment building, has been completed and  nearby The ERB, a 45-unit townhome development with ground floor-commercial space,  is under construction.

Update: Local Construct said the project should be completed by the Fall of 2018 and will consist of  1-, 2- and 3-bedroom/bathroom apartments with ground floor commercial space, comprising a full-service restaurant and adjacent cafe. The building’s residential amenities include a pool, outdoor lounge, BBQ area, and fire pit.

    Are there public transportation and / or alternative transportation plans in conjunction with this development so that traffic is mitigated and parking does not become KTown?
